Turning an idea into reality
Our design process is a partnership with our clients and the build team. Our collaboration is designed to give us a full understanding of the project and the improvements to be made through an efficient and enjoyable process.

1
Feasibility Study
Our goal in this phase is to fully understand the project, your needs and create the new vision. We want to work as a team to arrive at a design that you will love that functions perfectly and is built to last. It starts with the preliminary walkthrough to assess your needs and understand the performance of the home. The exercise of understanding existing conditions, identifying corrections, as well as evaluating the impact of future work helps to ensure we don't create new issues or miss opportunities to leave your home better than where we started. Then we will measure in detail the areas that you choose to renovate and produce working drawings from which to propose new options. From there, the formal design process will begin with a zoning analysis, review of improvements on site and arrive at a series of schematics that would fulfill the vision for the home.Deliverables are:
-As built measured plans
-TRS Standard Specifications
-Fully resolved layout of spaces to suit your needs
-Proposed floor plans
-One artful exterior elevation to set the design aesthetic of the project
-3D Renderings of new space
2
Design Development - Bid Set
As soon as we are excited about what is feasible, we are ready to put information on the drawings that communicate the complexity to the build team so that they can give an accurate estimate. During this time, we will be creating the interior design vision for the spaces along with spatial layouts of furniture, fixtures and appliances. Our goal is to move this project from possibly feasible to the fast track to being built. During this phase, a contractor is picked and your likely timeline is crafted and approved.Typical deliverables:
-Detailed demoliton plans with directives
-Dimensioned proposed floor plans with information about each component (windows, doors, appliance sizes)
-Exterior Elevations (where applicable)
-Structural plans (with approximation of beam sizes and resolutions)
-Electrical plans including layout of fixtures
3
Design Development - Permit Set
Once we have an approved estimate and scope of work, we are ready to flesh out the project with all the required information to get it permitted and built appropriately. In this phase we will work towards completing a document package necessary for construction, including permit drawings and any help you may need for choosing selections. All of our work is permitted by the local jurisdiction and our goal is to efficiently meet their requirements to begin to build your new home.Typical deliverables:
-Fully detailed floor plans with exhaustive dimensions, notes and directives to create a seamless build
-Fully detailed exterior elevations
-Details and sections giving an accurate understanding of loads and heights of spaces
-Framing plans with braced wall plans
-Foundation plans and concrete directives
-3D images of highly detailed spaces including kitchens and bathrooms
-Fully detailed electrical plans
-Energy schematic plans
